Community Maintenance Fee

We are proud of our reputation as one of Austin’s most beautiful neighborhoods. The assessed Community Maintenance Fee is to maintain the high grounds and pest control standards in addition to valet waste, and parcel lockers. Thank you for doing your part to keep all 180 acres of Riata a best-in-class neighborhood.

Pet Restrictions

Acceptable animals include domestic cats and dogs. Dogs that are purebreds or mixes of the following breeds are prohibited: Alaskan Malamute, Belgian Malanoise, Boxer, Chow Chow, Dalmatian, Doberman, German Shepherd, Husky, Pit Bull, Presa Canarios, Rottweiler, Staffordshire Terrier, Wolf. All other animals including exotic pets are prohibited. All animals must be authorized by management. Please see leasing center for details.

Application Requirements

  • Who Needs an Application:  
    Applicants and prospective occupants 18 years of age and older need to complete an application. 
  • Income/ Credit History Requirements:     
    Applicants must have acceptable income and credit history.  Third party consumer credit reporting and screening agencies are used to verify applicants' identity, credit, and criminal history.  
  • Income Requirements:   
    3 times the monthly rent. Guarantor five times the monthly rent. 
  • Criminal Background:     
    All applicants and prospective occupants 18 years of age or older are subject to criminal background screening. 
  • Liability Coverage:     
    $100,000 in Personal Liability Insurance is required for all households.
    *Does not apply to Affordable Housing Applicants.

Additional Lease Information

  • Lease Terms:  
    3-15 Month lease terms available. 
  • Rent Payment Forms Accepted:     
    Acceptable forms of payments include:  ACH payments and cashiers check.
  • Roommate Changes:   
    If a new leaseholder moves in, the new leaseholder and all remaining leaseholders must fill out an application and qualify according to income and criminal standards. If a roommate moves out, all remaining leaseholders will need to re-qualify according to income and criminal standards.
  • Fair Housing Statement:

We do reserve the right to have differences in policies at our different properties, and to treat some people differently than others, based on lawful criteria.
